The property
Buying a house in Vigo usually means choosing: a finished one, with someone else's finishes, or a plot and starting from scratch. This one is halfway. It is a house under construction: the structure is already up and the project to finish it has been approved by the Galician Association of Architects since October 2024.
A 232 m² corner plot in Navia, with street access on two sides. After ceding a strip to the council for the road, 215 m² remain, but the buildable area is calculated on the 232. The project defines a house of 192 m² built and about 148 m² usable: three bedrooms, two bathrooms and two toilets.
The house follows the slope of the plot, which falls to the south. On the main floor, the living room and the kitchen-diner, opening onto a covered terrace and a balcony, and next to the kitchen an 8 m² room for whatever use you like. Below, the three bedrooms and two bathrooms, one of them en suite in the main bedroom. In the basement, laundry and drying room. And on top, a walkable roof with a wooden deck.
What you buy today is the plot with the foundations and the concrete structure, pillars and floor slabs. The work is pending completion according to the project, which reuses that structure and adapts it to current regulations: it plans to remove a section of the first-floor slab that was too close to the boundary and drops the upper floor of the original project.
The project does not skimp on what you notice every winter in Vigo. Heating and hot water by aerothermal heat pump with underfloor heating: the planned heat pump has a nominal efficiency of 4.7, meaning that in testing it gives 4.7 kWh of heat for every kWh of electricity it uses, with no gas or heating oil. Ventilated façade in thermally treated wood, leaving an air gap between the rain and the wall. Aluminium windows with thermal break in almost all openings and polished concrete floors. The project's energy calculation estimates a heating demand of 22 kWh per m² per year.
Navia is a fast-growing neighbourhood. The Galician government has more than 900 public homes under way in its sectors 1 and 2, with several buildings already under construction, and sector 3, already designed, is planned to link Navia with Coia. Samil beach is just over a kilometre away in a straight line, about a 20-minute walk.
It is a house for anyone who wants to live in Vigo near the sea and would rather choose how it is finished, without paying for someone else's finishes or starting from a bare plot.
