We look at similar flats and premises being rented near yours, what they ask and how long they take to let. We tell you the rent at which it lets quickly and well, not the one that sounds best.
Make your home stand out from the first photo
Professional photography, video and a listing that tells what your home has to offer. It appears on our website in five languages, on the portals and on our social media.
Finances checked before the viewing
We ask for payslips, an employment contract and references before the viewing, and we show the property ourselves. We only introduce you to people who can pay and are a good fit, and we tell you why.
Everything tied up before handing over the keys
We arrange the rent default insurance with the insurer, draft the contract to suit you and in line with the law, make the photo inventory and lodge the deposit with the Instituto Galego da Vivenda e Solo.
Signing, handover and we stay by your side
We sign with you and the tenant and hand over the keys. Afterwards we stay by your side for whatever comes up: a question about the contract, a rent update, an extension or the end of the tenancy.

What people ask us before renting out
How much do you charge to rent out my home?
One month’s rent plus VAT, when the contract is signed. We put it in writing before we start, with no surprises.
Does the tenant pay it?
For residential rentals, no. Spain’s Urban Leases Act does not allow agency or contract costs to be passed on to the tenant, so the owner pays them. That is why we work for you, and it shows in how we choose the tenant.
How do I know the tenant will pay?
Nobody can guarantee it one hundred per cent, but the risk can be reduced a great deal. We check their finances before showing them the property and recommend rent default insurance, which we arrange. If they stop paying, the insurance responds according to its policy.
What about the deposit?
By law the deposit is one month’s rent for homes and two for commercial premises. In Galicia it must be lodged with the Instituto Galego da Vivenda e Solo, and we take care of that.
What paperwork do I need to rent out?
Your ID, the title deed or land registry extract, the latest property tax (IBI) receipt and the energy certificate, which is required to advertise. If anything is missing, we tell you how to get it.
And after signing?
Our job ends with the signing and the handover of the keys, but we do not disappear. If a question comes up, the rent needs updating, there is an extension or the tenant leaves, you call us and we help.
Do you also rent out commercial premises and offices?
Yes. Shops, offices and ground-floor commercial units, with the same care. Some contract rules change for commercial premises and we explain them before you sign.
