The plot
Finding urban land near Vigo where you can put up a building, with the paperwork in order and without depending on anyone, is getting harder every year. This 1,294 m² plot on the Sanguiñeda avenue has it: the Mos council certifies in writing that it allows multi-family housing of ground floor plus two. €125,000.
For a developer or a builder, the numbers start here. Ordinance 2 of the Mos General Plan, mixed residential: an apartment building or detached houses, up to three floors and 11.50 metres to the eaves, with a buildable depth of 14 metres. The basement can take up the whole plot, so the garage takes no space away from the homes. And the ground floor allows commercial use, facing an avenue with pavement, street lights and traffic all day.
What usually holds up a land deal is already solved. The plot is registered in the Land Registry, free of charges and with its area matched to the Cadastre. It has mains water connected, electricity and sewage. The old house was demolished in 2026 with a council licence. And the only extra step is also in writing in the municipal report: a river runs on the other side of the avenue, so the building licence needs the authorisation of the Miño-Sil River Basin Authority, requested together with the project.
If what you are looking for is your own home, there is room for a house with plenty of land around it, or to divide the plot and build next to your children or your brothers and sisters. The ordinance allows plots of at least 400 m² with 12 metres of frontage, or 200 m² with 8. How many you really get is worked out by an architect on the survey.
Sanguiñeda lies on the corridor between Vigo and O Porriño, surrounded by houses and with views of the valley. By car, Praza de España is about 15 minutes away, the airport 8 and the Álvaro Cunqueiro Hospital 14. The bus stop is 200 metres away, and the Mestre Valverde Mayo state school is on the same avenue.
And the parish is on the move. In September 2026 the Mos council and the Pontevedra Provincial Council signed a €1.2 million agreement to redevelop the area around the Sanguiñeda church, one kilometre away: a pedestrian square, green areas and an accessible walkway down to the avenue.
